We adhere to the RIBA Plan of Works throughout our design journey, covering everything from our first meeting and site visits to the completion of the building and handover.

The following six stages outline a "Full Architects Service," which we can adjust to fit the specific needs and timeline of your project.

  • Share your project details with us and we can help you create a design brief. We'll be in touch to discuss your vision. Alternatively, you can book a convenient home or video consultation to chat about your ideas, constraints, and project goals. Let's bring your vision to life together!

  • We'll conduct a thorough desktop study of your property to grasp the best approach for realizing your dream home. This involves scrutinizing nearby planning applications, examining satellite and street view images of your property, and researching local Planning Authority Policies.

    Following this, we'll arrange a meeting at your home to delve into your requirements. Once we have a clear understanding of your goals, we'll provide you with a written quotation outlining our design fees.

    Typically, we present three design options for your consideration, including floor plans and, if desired, 3D images to help you visualize your future home as an add-on service.

  • We'll handle all pertinent Planning Applications on your behalf and serve as your representative throughout the entire process. The Local Authorities typically undergo a 2-week validation period, with the applications typically reviewed within 8-12 weeks. Following this, you will receive a Decision Notice.

    It's important to note that this process is not required if your project falls within the scope of Permitted Development Rights. Contact us and we’ll explain in more detail.

  • This phase is pivotal to guarantee that your project adheres to the latest design standards. We generate the necessary drawings and specifications, serving as your representative in the approvals process. A professional control body member, whether from the local council or an Approved Inspector, will review our plans for compliance. They'll also conduct on-site visits at different construction stages to ensure your builder is meeting the expected standards.

  • To help ensure the smooth running of the project, we can manage the construction phase for you. Our experience of building projects will help ensure that delays are minimised, no details are missed and that your project comes to a successful conclusion.

  • Once construction is complete we can undertake final site inspections and snagging lists for the project whilst resolving any outstanding works with the contractor that are required by Building Control for your completion certificate.
